The assumptions, in the open
Before the pretty number, we tell you where it comes from. The target yield for a Land of Nomads eco-villa in San Fernando (Camarines Sur) is 12 to 15% annual for the Standard Villa and 15 to 18% for the Premium Villa, with an estimated 50% occupancy. These are estimated targets, not guaranteed returns. 2026 figures.
Pooled rental model: you’re not dependent on your specific villa getting booked. These are projections, not promises. We go through the full scenarios and the assumptions behind them with you on the call, calculator in hand. Here’s the detail on no-bank installment financing.

Also: restaurants, lounge bar, supermarket and laundry. Super Adobe 2.0 construction with seismic insulation, solar panels, a desalination plant and water tanks.
Wakeboarding, islands, and a short flight from Manila
San Fernando is in Camarines Sur, in the Bicol region. On one side, the CamSur Watersports Complex, drawing wakeboarders year-round. On the other, the islands of Caramoan and Naga’s Bicolano food scene. That mix (domestic weekend getaways, year-round watersports, and Western nomads) is the demand that keeps the complex’s occupancy running.
Inside San Fernando: construction, community and surroundings
Around your villa there is construction moving forward month by month, neighbors already living the resort, and a corner of Camarines Sur with wakeboarding all year and the Caramoan islands a short hop away.
Frequently asked questions about San Fernando
What is the optional storage unit?
A storage unit inside the residential complex you can add to your unit: $13,900 cash, or 12 installments of $1,251 (total $15,012). It’s optional and contracted separately from the villa. Useful if you’ll alternate personal-use seasons with rental-operation seasons and want somewhere to leave your things.
Can I use my villa?
As much as you like: there is no cap on personal-use nights, you can even live in it. We only ask for advance notice to the operations team to block off your dates. Whenever you are not using it, the villa stays inside the complex’s operation generating pooled rental income. The exact detail for your case is put in writing before you sign.
What does the $81.90 community fee cover?
Maintenance of the complex’s shared areas: the Pool Club and its four pools, coworking zones, sports courts, gardens and security. It’s a fixed monthly fee, separate from the 25% management fee, which only applies to the rental income your unit generates. More detail on the 99-year leasehold in the Philippines and every other condition is in the full FAQ.
What stage is construction at?
We publish dated photo and video updates of the build, and before you reserve you can ask for the latest project report. If you want to see it with your own eyes, a site visit can be arranged. We’d rather you sign with the construction in front of you, not a pretty render and a promise.
